The Port of Olympia has issued a Request for Qualifications (RFQ) for development of an approximately 9.5-acre site on Port property in Tumwater, Washington. The site is located on the northeast corner of the intersection of Tumwater Boulevard and NewMarket Street in the Ports NewMarket Industrial Campus. This location is a key gateway to the new Tumwater Town Center land use district.
Interested parties are invited to submit a statement of qualifications for the first phrase of a selection process for the design and development of a retail and/or office complex on this site. Proposals are due by 5:00 p.m. PDT, Tues., Feb. 1, 2005. The Port desires a balance among the permitted uses in the district, and there is strong interest in having a retail component included, particularly in developing buildings facing NewMarket and Tumwater Boulevard. A map of the property, a sample ground lease and planning documents are included in the RFQ.
The Port is seeking a strong individual or team with proven experience in designing, developing, financing and operating properties in similar settings. During Phase I of the process, candidates will be interviewed and several selected to submit a development proposal during Phase II. Initial interviews are tentatively scheduled for the week of Feb. 28, and a short list of candidates announced the week of Mar. 7. Phase II is targeted to begin in April with a developer selected sometime in September.
