NOTICE IS HEREBY GIVEN that the undersigned Trustee will on the 31st day of May, 2013, at the hour of 10:00 a.m., at the 2nd Floor entry plaza outside the Pierce County Courthouse located at 930 Tacoma Avenue South in the City of Tacoma, State of Washington, sell at public auction to the highest bidder, payable at the time of sale, the following described real properties, situated in the County of Pierce, State of Washington, to-wit: LOTS 21 AND 22, BLOCK 68 VIOLET MEADOW ADDITION TO TACOMA, PIERCE COUNTY, W.T., ACCORDING TO THE PLAT THEREOF RECORDED IN VOLUME 3 OF PLATS AT PAGE 46, RECORDS OF PIERCE COUNTY AUDITOR, SITUATE IN THE COUNTY OF PIERCE, STATE OF WASHINGTON. Commonly known as: 1407 118th STREET SOUTH, TACOMA, WA 98444 (the "Property"). The Property is subject to that certain Deed of Trust dated June 21, 2012, recorded June 28, 2012 under Auditor's File No. 201206280047 records of Pierce County, Washington, from Martin Feldman, an unmarried man, as Grantor, to WFG National Title Company, as Trustee, to secure an obligation in favor of the Crossing Community Services, a nonprofit Washington corporation, as Beneficiary. WFG National Title is deemed to have resigned as Trustee and the law firm of Gordon Thomas Honeywell LLP was appointed as Trustee as evidenced by the Appointment of Successor Trustee dated October 29, 2012 and recorded November 8, 2012 under Auditor's File No. 201211080131 records of Pierce County, Washington. II. No action commenced by the Beneficiary of the Deed of Trust is now pending to seek satisfaction of the obligation in any Court by reason of the Borrower's or Grantor's default on the obligation secured by the Deed of Trust. III. The defaults for which this foreclosure is made are as follows: Failure to pay real property taxes for second half of Tax Year 2012. V. The above described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute. The sale will be made without warranty, express or implied, regarding title, possession, or encumbrances on May 31, 2013. The default(s) referred to in Paragraph III must be cured by May 20, 2013 (11 days before the sale date) to cause a discontinuance of the sale. VII. The Trustee whose name and address are set forth below will provide in writing to anyone requesting it, a statement of all costs and fees due at any time prior to the sale. VIII. The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above-described property. IX. Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130.
